Townfoot Barn, Troutbeck sits at the foot of a village which is renowned for its numerous listed buildings and vernacular architecture. Troutbeck has a strong and vibrant village community with a village shop, tea room, plus two excellent pubs serving hearty meals and local ales.

As you enter this beautiful Lake District cottage, you’ll find yourself in the luxury, stylish, fitted kitchen and dining area. Up the stairs, there is plenty of space to relax and enjoy the cosy comfort of the living area, with the bedroom adjacent. Townfoot Barn, Troutbeck is kept very cosy by an eco-friendly biomass wood pellet boiler. The living area window offers a beautiful, lush view over Troutbeck valley and dawn breaks on the opposite side of the hill, often giving a spectacular glowing start to the day.

Situated at the top of a cobbled driveway – detached and dog-friendly, Townfoot Barn, Troutbeck is a luxurious, contemporary and private cottage. It makes for a perfect romantic bolt-hole at any time of the year. On the ground floor, there is a beautiful kitchen featuring porcelain floor tiles, granite worktops and Bosch or Neff appliances – a dishwasher, fridge/freezer, induction hob, fan-assisted oven, microwave and Nespresso coffee pod machine. The window provides serene views of Troutbeck valley and just off the kitchen is a useful laundry/cloakroom, housing a Bosch washer/drier.
UPSTAIRS
On the first floor, Townfoot Barn has a relaxing living space with a Sony 4KTV with Chromecast and Apple Airplay for streaming content from your own devices. Townfoot Barn also has a Blu-ray player, Bluetooth sound-bar and free broadband WiFi. From the large window, the wider views over the Troutbeck valley are spectacular. Townfoot Barn’s cosy and romantic bedroom has solid oak furniture, designer lighting and a spacious and comfy king-size bed. The ensuite, porcelain tiled bathroom has a monsoon shower over the bath and a cute little window overlooking a waterfall. The bedroom has a balcony door, with an iron railed stone staircase, leading to the outside of this special cottage.
OUTSIDE
Below the steps from the bedroom is a small patio garden area, next to a waterfall, making an ideal spot to relax outside. There is another decked patio area at the other end of the barn, with a table and chairs, BBQ and lovely views over the valley. Townfoot Barn also has private parking just outside, equipped with a 7kW EV electric car charging unit, for fast overnight charging of your electric car, if you are travelling in one.

Townfoot Barn Troutbeck
Townfoot Barn has one parking space, directly outside the barn. Guests with a Tesla or other EV have access to Townfoot Barn’s 7kW charger for electric vehicles. Use of the EV charger is on a metered chargeable basis, please enquire at time for current costs.
Townfoot Barn welcomes up to two well behaved dogs. If you would like to bring more than two dogs, please contact us to discuss.
There are two patio garden areas outside the barn. One is next to a lovely waterfall (flowing provided it has not been too dry – even in the Lakes, it does happen!). The other area has a charcoal BBQ. These areas are not fenced.
Townfoot Barn has a covered store with two steel bike stands, (bring your own locks) perfect for cyclists who want to enjoy the amazing bridleways and tracks in the area.
Townfoot Barn is a twenty minute walk (or 5 minute drive) from the Mortal Man, further along in the village. There is a second pub called the Queens head, past it. Both do great food and the Mortal Man has fantastic views down to the lake.
The nearest store is a Spa at Troutbeck Bridge, a five minute drive away. There is a Tesco Local in Ambleside and the nearest large supermarket is Booths in Windermere, both about ten minutes away.
Despite it’s rural location, Townfoot Barn has good Wifi, which should be enough to stream video on. It is transmitted via a radio link operated by a local company, who are usually very quick to respond on the rare occasion that there is a problem.
Townfoot Barn is in the heart of the Lakes, with amazing walks straight from the door. A quick stroll downhill from the Barn brings you to Troutbeck Ford, where there are two new pedestrian bridges crossing the river. If you head uphill, it leads you up to Wansfell and the scenic route to Ambleside, along which there are amazing views of Lake Windermere.
Townfoot Barn’s fantastic cleaning team will leave a duvet and 4 pillows, 2x bath towels, 2x hand towels, a bath mat, tea towels, oven gloves, dishwasher tablets, washing-up liquid, surface cleaner, hand soap, bin liners, 2x toilet rolls, dishes brush, kitchen roll, salt and pepper.
Townfoot Barn’s comfortable king-size bed has 4 pillows and a duvet with professionally laundered sheets. There will be 2 bath towels and 2 hand towels, plus tea-towels in the kitchen.
Townfoot Barn has one bedroom and one en-suite bathroom with a shower over the bath.
Townfoot Barn check-in is from 4pm on Saturday and checkout is by 10am on Saturday. Self-check-in is via a coded key-box, located next to the front door.
Townfoot Barn is bookable for week-long stays. These run Saturday to Saturday, with the exception of Christmas and New Year weeks, where the check-in days may vary.
Townfoot Barn sits halfway down the hill that makes up the Northern side of the Troutbeck Valley. It is a traditional farming area, with Town End Farm – a National Trust farm – grazing the famous local breed of sheep – Herdwick – in all the fields around the Barn. It is a very lush valley, with plenty of beautiful native trees, birdlife and other wildlife, including red squirrels and deer. It is particularly spectacular in Autumn, when the colour of the trees is changing, but each season provides a different beauty and the mist rising from the river on a sunny winter morning is also spectacular.
