Townfoot Cottage is a Lakeland cottage that has been sympathetically modernised without losing any of the history and quirkiness - it is a fabulous place to stay for a week in the Lake District. The wood walls are bowed in places and the windows are original with unique opening mechanisms which makes this cottage so special and full of character. It has everything you need to make your stay comfortable and feel like a ‘home away from home’. There is plenty of space for a large family with areas to escape to should you wish to have some peace and quiet.
The house was warm as soon as we walked in, which was welcome due to the rainy weather we had during our week long stay, at no point did we feel cold - there is a wood burner available should you feel the chill.
The kitchen is extremely well equipped - my daughter managed to do some baking whilst there as there was everything she needed (including scales!). The laundry facilities are good with a victorian ceiling clothes airer that you can use instead of using the tumble dryer and great to let your clothes dry naturally.
The beds are extremely comfortable with great pillows which combined make for a perfect night sleep. Three bathrooms are useful when you have a house full and there was always plenty of hot water but there were instructions of how to turn on the immersion heater should you require a top up of hot water.
Parking isn’t directly outside the house but at the bottom of the drive off the country road. When you first reverse down it you have to go carefully as you feel the drive drops away but there is actually plenty of space, then next time you do it you gain confidence!
Alun responded promptly when we asked a question and made it known he was available to answer any queries.
All in all we had a perfect stay at Townfoot and were sad when it came to an end. Highly recommended.

A lovely house in a beautiful location. Top spec facilities provided and the views from the garden and most of the bedroom windows are “picture postcard” quality. A real sense of The Lake District, kept on expecting to see postman Pat come around the corner on his rounds! Alun was A very helpful host with quality recommendations on local amenities. A trip to the Queen’s Head is strongly recommend.
Staying at Alun's place is amazing. I was a little nervous that the photos were too good to be true, but actually the house is even better than the photos as the couches are luxurious, the towels were big and soft, the house was spotless and the beds were comfy. You do get the little oddities that come with an old house, such as a low entrance in to the kitchen (watch your head!) and the master bedroom floor that isn't level (and after visiting the National Trust Townend property, which was apparently owned by the family that built this place, I know it's typical to build the house with the lay of the land, ie the hill, and not necessarily flat! That's what makes this house so full of character.)
We had all the amenities we wanted plus some games to play. I will say that if anyone has disabilities this might be a tricky place as there are no bedrooms on the main floor and the stairs are clearly old (in a good, historic way!) and worn smooth by people walking up and down them, but that also makes them not 100% level. Not a problem for us! I loved holding the handrail as the wood was so smooth and soft.
We rented the house for a family of 4 and then had more family join us, so there were 7 of us. We didn't feel like we were stepping on each other and had plenty of space. Everyone was extremely happy we had chosen this house. One of the family members went around and took photos of all the windows because they had amazing, unique closures. The details around the house were wonderful.
When we were thinking about our week in the Lake District, I said the thing I would miss most was this house. The views from different windows were pretty, there was a great space outside to sit and eat a meal (bring citronella incense sticks as that worked really well to keep the bugs away) and the house had CHARM galore mixed with comfort. There was also a beautiful walk that took you to Ambleside with views of the whole valley and the lake down below that left practically from the front door. We liked that we were close to Windemere but not stuck inside that busy town.
An excellent property which genuinely is big enough for 8 people. 8 of us and 2 dogs stayed over the New Year period. The property was perfect for us and it has many quirky features as it’s so old. We had a fantastic time and the weather was kind. Alun is very helpful and is quick to answer any questions you might have. The views from virtually every window are magnificent and I only wish we could have sat in the garden and made use of the barbecue. Perhaps if we return in the summer we would be able to appreciate the outside space more.
To sum up- the perfect property for a large group.
Fabulous place to stay Absolutely great cottage in a beautiful area. Very well maintained and comfortable. There were 7 of us, plus a dog, staying there and there was plenty of room. Would definitely stay there again!
Great property, great location We had a fantastic week at Townfoot Farmhouse. The property is in a great location, close to Windermere and Ambleside but in a peaceful and rural location. Lots of great walks - the path up the side of the farmhouse leads to lovely views over Windermere. Boat trips and several National Trust sites also in easy reach. The property is well equipped and had everything we needed. Alun responded really quickly to a minor problem we discovered. It was a good size for us all - four adults, three children and a dog. The fourth bedroom is down some fairly steep stairs and mind your head walking from the kitchen to the lounge! We would not hesitate booking this property again.

Superb! We loved this beautiful and characterful old house and it is in a great location to reach all the lakes and walks we could want. So often houses that sleep eight do not have good living space for eight but Townfoot allows the group to be together or spread out so it was perfect for our party. Many thanks!

Quintessential Period Lake District Cottage Our family of 4 stayed in this charming cottage for 1 week. We found the location to be ideally placed for us to access the activities we had planned by car, ie Scafell Pike, Grizdale Forest, Penrith, Ullswater, Bowness, Ambleside and Windemere. We found the facilities provided by the cottage to suit our needs. Our break benefitted from outstanding weather and the views from the garden were devine and added to the peaceful atmosphere in this stunning location.
a home from home A peaceful location but only a quick drive to shops and restaurants. We ate outside most nights as the garden is wonderful with great views over the valley. And lots of space to enjoy a day indoors when it rained.
Stunning old quirky house Townfoot farmhouse was huge and contained everything you could possibly need. Furnished to a fantastic standard, with top of the range facilities. The garden though, wow wow wow!! I could have sat there all day, watching the wild birds feeding and enjoying the view. It was magnificent. My family and I had a superb week! Watch your head on the low beams between the kitchen and lounge, each of us nearly knocked ourselves out on separate occasions!! We tried the Mortal Man pub nearby but weren't that impressed. For excellent pub food try the Brookside pub in Windermere, it was lovely. And also the little post office/cafe in Troutbeck, friendly staff and gorgeous cake and coffee. Would love to return!
Character Property A character property with beautiful terraced gardens, set in a peaceful countryside location. Windermere, Bowness and Ambleside are just a few minutes drive away. Being able to pop back for a relaxing lunch on the terrace everyday, completed a lovely holiday at Troutbeck Farmhouse.
Fantastic location & property full of character The property was full of charm & character and in a good location close to Windermere, Ambleside etc. It had many original features but modern appliances & we found it very homely & relaxing. The garden & wildlife were an added bonus and it was situated within a very peaceful village with a local pub serving delicious food.
